Two things people have wrong about this neighborhood.
Both come up in the first five minutes of nearly every conversation about Rancho Del Lago West, and both are easy to settle. One is the town it is in. The other is the gate.
First thing
It is in Fischer.
Rancho Del Lago West is a Fischer address — 78623, Comal County. More than one listing site files it under Canyon Lake, and the mailing habit around here is hard to break, so the mistake travels.
It matters more than a line on an envelope. It changes which listings surface when you search, and it is the kind of detail that tells you quickly whether the person you are talking to has actually stood on this ground or is reading a summary of it.
Second thing
This neighborhood is not gated. Part of it is.
Rancho Del Lago West itself has no gate. The gate people remember belongs to The Legends at Rancho Del Lago, a gated section that sits inside this neighborhood on slightly larger lots.
So two people can describe the same stretch of map and mean different things. If an open neighborhood on about an acre is what you want, you are in the right place; if the gate is the point, the pocket inside it is.
The gated part, by name
The Legends at Rancho Del Lago is not a neighbor down the road — it is a gated section within these same boundaries, on lots of one to 1.2 acres, and we have built in there too. What an acre out here actually gives you
The oaks and the slope are not scenery. They are the plan.
People buy in Rancho Del Lago West for the trees and the long look out. Both of those are also the first things that shape where a house can sit, how it faces and what the dirt work costs before a single wall goes up.
An acre, and the oaks came with it
The oak cover here is mature — trees that were standing a long time before the plat was drawn. Which ones stay is a decision made before the pad is staked, not discovered afterward by an operator with a dozer and no instructions. We mark keepers first and fit the house, the drive and the drain field around them.
The ground moves
Elevation varies across the neighborhood, and that is what makes the views. It also decides whether a plan sits on a straightforward slab or needs a stepped pad, how steep the drive runs, and how much dirt has to be brought in or cut away. Two lots on the same street can price out differently for no reason other than the fall of the land.
Hill Country views, and water from the right ground
Some lots look out over open Hill Country; some catch Canyon Lake. Either way the view is a floor-plan question before it is a selling point — which rooms face it, where the covered porch goes, whether the house turns a few degrees off square to line up with it. Cheap to settle on paper, expensive after the slab.
The rules that come with the land

Short list, but every item on it has changed somebody's plan. We work through all 6 on your specific tract before there is a drawing or a budget — that order is the whole reason a build here goes quietly.
No HOA here — but an ACC still approves the plans
Rancho Del Lago West is its own neighborhood, separate from Rancho Del Lago, and it has no official homeowners association. What it does have is an Architectural Control Committee that reviews house plans against the plat requirements. So there is no association running the neighborhood, but there is still a review your drawings have to clear before anything gets built. We have been through it.
Home size is governed — by the recorded set, not by us
The deed restrictions here govern how big a house has to be. We are not going to print a number on a web page, because the set that binds you is the one recorded against your tract and restrictions get amended. We pull it and read it before anyone falls for a plan.
Fencing is governed too
The restrictions cover fencing as well as the house. Worth reading early if you are picturing a dog run, a garden enclosure or a fence along the road, because it is far easier to design around a rule than to take a fence down after it goes up.
No livestock
This one gets asked constantly and the answer here is no. If animals are the point of moving out, this is not the neighborhood for it — the west side of Mystic Shores permits horses and cattle, which is a different place with a different page.
Septic on your lot, PEC for power
There is no central sewer here. Every home is on septic, which means a site evaluation, a county permit and a drain field that has to fit sensibly against the house, the drive and the oaks you are keeping. Power is Pedernales Electric Cooperative, as it is across this whole part of the county.
Central water, on lots this size
Central water comes from Texas Water Company, and at roughly an acre that is the norm rather than the exception. Wells come into it on tracts of five acres and up, and on smaller tracts that are grandfathered or already have a well drilled. We confirm which applies to yours rather than assuming from the neighbor's.
Choosing a plan
Read the restrictions first. Then pick the house.
Our collection runs from 1,698 to 3,735 square feet — 12 plans, already drawn, already engineered, already bid. That is the fastest route from a lot in Rancho Del Lago West to a real number, and it is why the plans exist at all.
What we will not do is tell you that all 12 of them fit before we have read the restrictions recorded against your tract. Home size is governed here.
