The Legends is not near Rancho Del Lago West. It is in it.

This trips up more buyers than anything else out here. The Legends at Rancho Del Lago is a gated section within the boundaries of Rancho Del Lago West — its own gate, its own lots, the same stretch of Fischer countryside.

So somebody who searched "The Legends" and somebody who searched "Rancho Del Lago West" are often standing on the same hillside looking at the same oaks. What separates them is the gate and a fraction of an acre.

What you are actually buying in here.

Four things decide how a house sits on a Legends lot, and none of them is the floor plan. Trees, acreage, the direction of the view, and what the restrictions allow.

  • The oaks are the reason people stop the car

    The tree cover in here is genuinely big — oaks with the kind of canopy you plan a house around rather than plan a house and then discover. On a lot like this the first site visit is a walk with tape and paint: which trees stay, where the canopy lets a roofline through, and what that leaves for the drive.

  • One to 1.2 acres, and what the extra buys

    Slightly larger than the acre that is typical across the wider neighborhood. Out here that margin is not about lawn — it is elbow room for the drain field, the driveway approach and the porch orientation all at once, on ground that has oaks and slope to work around.

  • Hill Country views, and water from some of it

    The long views are the Hill Country ones. Some ground in here also looks toward the lake, which is worth confirming lot by lot rather than taking from a description — including ours. We would rather stand on it with you than promise you water from a web page.

  • An HOA and an ACC — and a real submission process

    Unlike the wider neighborhood around it, The Legends has an active homeowners association as well as an Architectural Control Committee. Full house plans go to the ACC through the owner's portal before anything starts, and once they are approved no changes happen without going back for a change order. There is a plan submission fee and a road fee payable to the association, a certificate of insurance naming the maintenance corporation, a dumpster and a portable toilet on site for the duration, a plans box on the lot, a construction drive with road base, and ACC inspections through the build. It is a real procedure, and we have been through it.

  • No mobile homes, and a governed home size

    Mobile homes are not permitted in The Legends. Home size is governed too, and we will not quote you a minimum here: the set that binds you is the one recorded against your tract, and that is the one we pull and read before a plan gets picked.

Before anyone draws anything

Services reach the street here. The lot still has its own homework.

The Legends is easier to service than a lot of the ground we build on, and that is worth knowing. It does not make the site work disappear — it moves the work to three specific places.

Water and power reach the street

Central water and electric are already run to the street in The Legends, which is not true of every piece of Hill Country ground someone falls in love with. Water is from Texas Water Company — at this lot size central service is the norm, and wells belong to the much larger tracts elsewhere in the county. Power is Pedernales Electric Cooperative.

Wastewater is still yours: septic

Water at the street does not mean sewer at the street. Every home in here is on septic — a site evaluation, a county permit, and a drain field that has to fit alongside the house, the drive and the oaks you decided to keep. On a treed lot that siting question can shape where the house sits at all, so it gets settled first, not last.

The gate changes the logistics, not the work

A gated section means access has to be arranged for every trade, every delivery and every inspection across the length of a build. It is administration rather than difficulty — but it is the kind of administration that quietly adds days when a builder has not done it before. We have built in here.

Choosing a plan

Two miles to the high school, and a drawn plan to start from.

Canyon Lake High School sits about two miles out, which is short enough to matter on a weekday morning and the reason a good number of families end up looking in here rather than further out on bigger acreage.

When you are ready for a house, the collection runs from 1,698 to 3,735 square feet — 12 plans, drawn, engineered and bid before you ever see them. On a lot in The Legends we read the recorded restrictions alongside them, so the shortlist you end up with is one that can actually be built where you want to put it. Prefer to start from a blank sheet instead? That is the other half of what we do.
