Two ways to start
We build both ways. A lot of builders only do one.
Build-on-your-lot and from-scratch custom are genuinely different jobs, and plenty of builders specialise in one of them. We run both — so the decision in front of you is about the house you want, not about what your builder happens to be set up to do.

Start from a plan
12 plans from 1,698 to 3,735 square feet, already bid with the trades who build them and already engineered. You pick one, we fit it to your lot and change what you want changed. It is the shortest, most certain route onto your land — and it is why the collection exists at all.

Start from a blank sheet
Nothing in the collection is quite right, or you have been carrying an idea for years and want it drawn properly. We have three designers on the team and three generations of building behind them. We draw it, engineer it, bid it and build it — on your lot, the same way.

Most people building on their own lot want a custom home. What many of them do not want is to start from nothing — months of drawing, a budget that stays a guess until the drawings are done, and a hundred decisions before anything at all feels certain.
That is the entire reason the plan collection exists. It is not a catalog for its own sake. It is a finished, engineered, already-bid starting point for someone who wants a home built for them without beginning at a blank page.

Already bid out
Every plan has been priced with the trades who actually build it. You are working from a real number early instead of one that moves the moment the subs quote it.

Already engineered
The structural engineering is finished before you start rather than after you commit. That is weeks of drafting and review you never have to wait through.

Still yours to change
Move a wall, change the elevation, pick every finish. Because the plan is already drawn and bid, a change starts from a known number instead of a guess — so you hear what it costs while you can still change your mind.
On your ground
The same house on two different lots is two different builds.
What the land adds is the part nobody can tell you over the phone. So before there is a budget, there is a site assessment — we come out, walk it with you, and work from what is actually there.

We walk the lot with you
Where the house wants to sit, which way it faces, what the slope and the trees and the views are doing. This is the conversation that decides most of the rest.

What the site adds
Slope and rock, access and driveway length, septic, water, and the power run. These vary more between two lots than anything inside the house does — which is why we assess before we price.

The rules that come with the land
Deed restrictions, POA or architectural review, setbacks and county permitting. We build inside them, and we tell you early where they will shape the house.

Then a plan, and a real budget
With the ground understood we match one of the 12 plans to it — or draw you a new one — and put a number on the build that holds up.
